E-Auction

The e-Auction is an online service in which bidders participate in auction of designated property via Internet. Virtual online auction facilitates activities between buyers and sellers in different locations or geographical areas. An online auction is also known as a virtual auction.

1. Create user Login with a valid e-mail ID on Single Sign On (SSO) on JDA portal.

2. Upload required documents for KYC (Know Your Client) compliance as per the type of entity as mentioned below:

  • Any officially valid document to identify the trustees, settlers, beneficiaries and those holding Power of Attorney, founders/ managers/ directors and their addresses.
  • Resolution of the managing body of the foundation/ association
  • Any officially valid document establishing the proof of existence and proof of address of the entity to the satisfaction of the Company.

3. After receiving the payment successfully and approving KYC documents the bidder will be authenticated by JDA for taking part in online bidding.

3. Make payment of required participation and Earnest Money Deposit (EMD) as mentioned below:

Only registered Users can bid in an e-Auction who has login ID & password. When you register, you will receive confirmation that your account has been approved along with login email ID. If you have registered and have not received the confirmation, You may call us on the numbers given in tab of the home page  to check the status of your registration or mail us at jda@rajasthan.gov.in.

The registered bidder who has paid the requisite participation fee (if any) and EMD against the particular property if wants to bid for will be allowed to take part in bidding. Click on property you want to bid and enter your bidding value.

Yes, the amount is only to be deposited by bidder online. In case the amount exceeds the online payment limit which your bank has fixed, then you may select EFT (RTGS/NEFT) option. A Paying Slip will be generated by the system and you can make the payment using the details mentioned in EFT paying slip. Please note that this option shall be available only before 3 days of EMD deposit End Date and Time

The EMD to the unsuccessful bidder will be transferred to his bank account through EFT (NEFT/RTGS). The EMD of successful bidder will be adjusted in the demand note issued by JDA.

Auto bid represents the highest amount that you are willing to bid for a particular property. Once bidder enters an Auto bid, the e-Auction system will bid for him up to that amount, increasing his bid by the minimum bid increment only when this auto bid has been outbid by another bidder. This is used in the situations when the bidder does not want to be present during the whole auction.

Auto bid saves your time because you don't have to watch the auction and the computer bids for you. Proxy bids make sure that your bids are recognized, just in case you have to leave your desk, or something happens to your Internet connection during the auction. Proxy bids are especially useful when you are bidding on many properties that are closing within minutes of each other that will make sure that you don't miss out on property just because you are bidding on another property due to insufficient time.

After the start of the Auction, enter the highest amount which you're willing to pay for the property. Click on the "Auto bid" box to indicate that it is an Auto bid. Submit and confirm your bid.

All the biddings shall commence from a Start bid Price. But, with the winning bid, it is the last bid in the Auction that has been placed by a Bidder and it is the highest bid value which has been chosen as the winning bid. "Happy Bidding".

On being successful bidder after on the closing bid, the JDA Auction team shall contact you and shall provide to you the details for further proceedings.

If the bidding is awarded in favor of you a demand note will be issued by this office. This note include the schedule of payment and other documents required. After completion of all formalities allotment and possession letter will be issued. The lease deed / patta will be issued by the concerned office of Deputy Commissioner (Zone), JDA.

Yes, only for property value above Rs. 15.00 Crore (Value to be calculated from BSP) as below:

a. The bidder is required to make a request to JDA within 72 hours from conclusion of auction i.e. declaration of H1 bidder on subject to confirmation basis.

b. 10% of the total cost of land will have to be deposited within 72 hours and further 15% of the total cost of the property shall have to be deposited within 15 days from the date of issue “Confirmation of Auction cum Demand Letter”. Thus by this time the bidder should have deposited 25% of the cost of land to be eligible for availing installment facility.

c. Remaining 75% amount of the cost of land shall have to be deposited in four (4) quarterly installments along-with interest @ 15% p.a., as per revised demand note issued by JDA. The time period for installments and interest shall be calculated from the date of original “Confirmation of Auction cum Demand Letter” only.

d. Commissioner JDA will be competent to regularize the default in payment of only one installment by maximum of 1 quarter but the same shall attract penal interest @ of 22.5% p.a. Under no circumstances, no further relaxation shall be given in this regard. If however the purchaser does not make the payment, as explained above, then the auction shall stand cancelled automatically and the total amounts so deposited by the purchaser towards the referred property along-with the Assets / construction done thereon shall be summarily forfeited and the purchaser shall have no claim or recourse for this.

The lease amount (Urban Assessment) will be @ 5% and @ 2.5% respectively of residential reserve price for commercial property and residential / institutional properties.

Reserve price is declared by JDA from time to time in term Rajasthan Urban Improvement Trust (Disposal of Urban Land) Rules 1974
